Painting Project Details

Greetings Bradford Court residents –

My name is Matt Russo, and I’m the co-owner of Columbus Painting. 

You may remember us from the fall of 2024 when we painted the fronts of your homes. We’re excited to return this June to complete the full exterior repaint covering all four sides of every home in the community.

We know that a project of this size can feel like a lot. Our goal is to make this process as smooth, organized, and stress-free as possible for every resident. This page has everything you need to know — from how the work will be done, to what we need from you, to how to add optional items to your home’s scope.

About the Project

This project covers the full exterior of all 68 buildings in the Courtyards at Bradford Courts, all four sides of every unit. All existing colors will remain the same. Every home will receive one coat of Sherwin-Williams Duration applied to all siding and trim surfaces. 


How We’ll Work Through the Community

To keep the project organized and maintain quality, we’ll move through Bradford Courts in groups of 8 to 10 homes at a time, spending approximately one week on each group.

For each group, here’s how the process works:

Step 1 – Prep: Our prep crew will power wash, scrape, and caulk all surfaces before any paint is applied.

Step 2 – Paint: Our painting crew follows directly behind the prep crew, applying Sherwin-Williams Duration to all siding and trim.

Step 3 – Walk-Around: Before moving on to the next group, our Production Manager will walk the completed homes with a Board representative for a formal sign-off. This is how we ensure every home meets our standards before we advance.

We’ll begin in the southeast corner of the community and work our way through from there. The HOA will notify you 7 to 10 days in advance before work begins on your specific group of homes.


What to Expect While We’re Working

We want to be transparent: for a period of time, you will be living in an active work zone, although hard hats are not required. Our crews will be working nearby, and there will be some activity around your home. Here’s what we’re doing to keep things as organized and minimally disruptive as possible:

  • All sprayers, tools, and drop cloths will be packed up at the end of every workday.
  • Tape, plastic, and other masking materials may remain in place overnight to allow our crews to work efficiently when they return in the morning.
  • Large equipment like ladders may be temporarily stored between back-to-back homes during working hours only.
  • Paint, supplies, and equipment will be stored at the screened-in porch at the clubhouse, not in your yard or common areas.

What We Need From You

Before work begins on your group of homes, please take care of the following:

  1. Unlock your backyard gate so our crew can access all four sides of your home.
  2. Make your outdoor water spigot available for our equipment.
  3. Clear the perimeter of your home — please move grills, planters, patio furniture, umbrellas, and any other personal belongings away from the exterior walls and fence lines.

You do not need to be home while we work — we just need clear access to the outside of your unit. We’ll treat your property with care and respect, and we ask for a little patience and grace as we make our way through the community.


Optional Add-Ons

The standard project scope includes all siding and trim on every home. If you’d like additional items painted at your own expense, you may add them through the form below.

Pricing for each item is listed in the form. Simply enter your name, property address, and the items you’d like painted. Once submitted, your selections will be confirmed and completed while we’re already working on your home.

All add-on submissions must be received by June 1, 2025.

Billing for add-ons will be handled by your HOA. They will collect payment from you individually and write Columbus Painting a single check for all add-on work completed across the community.

Price per linear foot. Full removal and reinstallation of weatherstripping around the garage door perimeter. Final footage confirmed before billing.*
Screened Porch Interior Painting
One coat to all walls, fascia boards, and ceilings inside the screened-in porch.
Side Patio Single Door & Transom Window
One coat to a single patio door and the transom window above it.
Side Patio French Door Painting (pair)
One coat to both French doors leading to the side patio.
French Door & Transom Window Trim
One coat to wood trim and frames surrounding French doors and transom trim above.
